Rent Apartments Spain

The Spanish apartment rental market is very different from other European markets.
First of all the rental market in Spain is in general much smaller compared to other markets. The main reason for this is that about 80% of the Spanish population lives in properties that they own. The remaining 20% are renting their property and as this is a small percentage of the total population the rental market is not as big as in other countries.

In general there exist two types of rental contracts to rent apartments in Spain or for any other type of rental. Long term contracts for minimum one year up to five years and short term vacation apartment rentals from one day up to one year rentals.

Long Term Rentals in Spain

The long term rentals are very protective for the tenant that rents the apartments and it is nearly impossible for the owner of the property to break such a contract if the tenant is not willing to leave the property. Such a long tern rental contract is as mentioned signed for minimum one year and up to five years and in this period the tenant have the right to stay in the property and the rental can only be adjusted with the changes in the official price index. Even if the tenant does not pay the rent or somehow destructs the property it is very difficult and takes time for the owner of the property to throw out the tenant.

For this reason many Spanish property owners do prefer not to rent out their properties and the number of empty properties in Spain is among the biggest in Europe. Or the property owner decides to rent out their property on a short term rental basis.

Short term rental Spain / Vocation rentals in Spain

The short term rental market is completely different and the owner has much more control and rights regarding to renting out their property.

For many short terms rental contracts the full amount of the rent is paid up front and the owner have access to the property during the whole period and is protected if the tenant tries to breach the contract or stay longer without paying.

It is very popular for both Spanish and foreign property owners to rent out their property during periods of the year where they do not use it. Vacation apartment rentals in Spain are becoming a very popular form of accommodation instead of staying in hotels and can also be much cheaper.
